A town on the border of Essex and Greater London has made it onto a list of the top 10 best places to live in the UK for 2025.
Chigwell has placed ninth on the list compiled by property buying agents, Garrington Property Finders.
All 1,447 towns, cities and villages across England and Wales have been ranked in the annual report based on five separate criteria - natural beauty, wellbeing, heritage and culture, schools and jobs, and value for money.
Other areas that made it into the top 10 include Redbourn, Epsom, Whitburn, Marple, St Albans, Alnwick, Merley, Ewell and Ashtead.
According to Garrington Property Finders, Chigwell gained the most marks for house price quality and value, as well as natural environment.
A notable mention is the nature reserve at Roding Valley Meadows which the Essex Wildlife Trust claims is "the largest remaining species-rich water meadow in Essex with its famous display of wildflowers and wonderful mosaic of habitats".
Apart from green spaces, the town offers period properties, modern restaurants and a chance to spot some famous faces.
Access to and from London is made easy thanks to its Central Line tube station and location in Zone 4.

The area is said to be home to Lord Sugar and several TOWIE (The Only Way is Essex) cast members.
Turkish restaurant Sheesh is located inside a 600-year-old former pub Ye Olde Kings Head, in High Road, and has been known to attract influencers such as Love Island star Maura Higgins.
Properties in Chigwell do not come cheap, with an average family home costing more than £800,000 according to Garrington's figures.
